Existing home sales in Florida are off to a great start this spring. The numbers for March 2011 show a 12% increase over sales of existing homes in March of 2010. There were 18,522 existing homes sold this March compared to 16,540 last year. This was the 4th consecutive month with an increase in sales over the same month the previous year. The median price this spring for homes in Florida however was down 7% ($136,000 to $126,300) compared to 2010. The median is the midpoint; half the homes sold for more, half for less. This is primarily due to the sales of foreclosures and other distressed properties. Since these properties typically sell at a discount relative to traditional homes it drags the price down. However, as the economy is improving and with recent changes in the financial industry making it more difficult for lenders to foreclose on homes, we will see the median price rebound soon.
Sales of Lakewood Ranch real estate for the 1st quarter of 2011 are booming. There have been 188 sales of new and existing homes during this period. Comparing those sales to the 113 new and existing homes sold in the 1st quarter of 2010, Lakewood Ranch home sales reflect a 66% increase. The new home sales are really leading the way, making up 107 of the total sales for the 1st quarter. There are 40 new home models in Lakewood Ranch plus another 130 new homes currently under construction. We can see the sales are far outpacing the State averages, so what about the selling prices? This is another area that Lakewood Ranch is flexing its muscle. The median price of existing home sales in the 1st quarter of 2010 was $294,213 and has risen to $300,000 for 2011. So even with the foreclosures that are still going on, Lakewood Ranch still saw a 2% increase in its median sale price compared to a 7% decrease across the state of Florida (and a 4.2% decrease during the same time period nation-wide).
